The site is currently a headquarters for a print company. They had an epiphany one day and were keen to leverage their prominent location into a future development. These types of project create an interesting dialogue and grant scope to explore ideas. We had free reign on how to approach and were keen to use this site as a prototype for sustainable design. Alongside establishing the site yield, we considered aspects of communal living and community infrastructure. Our motivation was to introduce an allotment / open space for each level to benefit. Exposure to nature is proven to dramatically reduce anxiety. As the space standards determine overall scale of each flat against metrics our process identified the need for this type of residential architecture. Each flat is designed to maziminse visibility and connection outward, improving the feel of space. Experience is key and people can make judgement if light is impaired or elements compromised. The need for a relationship between built and natural environment is prominent. We negotiated the requirement for amenities and pursued concepts around space being communal especially within flats, which typically are segregated. The modernist movement especially in central Europe gave rise to new agenda and made prominent the requirement on social engagement. With this in mind every balcony or pathway was an opportunity for people to pass and create meaningful connections. The architecture aligns to site parametrics and the form is a direct outcome. The rhomboid plan compliments how the boundary is configured and limits spatial inefficiency. The open plan living has enough flexibility to be adapt and create privacy in moments. The circulation on each floor is open and even projects to outdoor space. The aim was to form a relationship between the site and neighbouring properties without creating limitations. The open nature is meant to introduce pockets of opportunity for new relationships to manifest and ingratiate the development within the fabric of a pre existing master plan. Trees are planted on different levels to contribute towards carbon sequestering as well as improving air quality. Even though they can help with bio diversity and ecological preservation, the main function is to create moments which provide a reprieve. Community is key to how well society develops and dynamics evolve to account for our demands, a dwelling will become even more paramount to mental wellness. Sustainable theory is not just leveraging ways to reduce consumption but a new discourse for bold development. Our proposal suggests the need for a broad discussion and reform on expectations.
